Estait aggregates data from third-party public sources including the Australian Bureau of Statistics (ABS), the NSW Valuer General, ACARA, Infrastructure Australia, SQM Research, and Inside Airbnb. While we take reasonable care to ensure accuracy, we make no warranty — express or implied — about the completeness, reliability, currency, or fitness for purpose of any data on this Platform.

Property market data changes rapidly. Historical performance does not guarantee future results. Suburb scores and rankings are algorithmic outputs based on weighted data signals and should not be treated as predictions of future property values or returns.

Short-term rental (STR) regulation information is provided as a general guide only. Council policies, zoning rules, and planning instruments change frequently. Always verify current rules with the relevant local council or a licensed planning consultant before relying on any STR compliance information from this Platform.

To the maximum extent permitted by law, Estait and its operators, employees, and contributors exclude all liability for any loss or damage (including direct, indirect, special, consequential, or economic loss) arising out of or in connection with your use of, or reliance on, any information or data provided by this Platform.

Where liability cannot be excluded under the Australian Consumer Law, our liability is limited to resupply of the relevant service or the cost of having the service resupplied.

By accessing or using Estait you agree to the following terms:

• You will use the Platform for lawful purposes only.
• You will not scrape, copy, redistribute, or resell any data from the Platform without prior written permission.
• You will not attempt to circumvent any access controls, payment requirements, or authentication mechanisms.
• Reports and analysis generated by the Platform are licensed for your personal or business use only and may not be republished or sold to third parties.
• We reserve the right to suspend or terminate access to any user who breaches these terms or misuses the Platform.

Paid plans are billed monthly in advance via Stripe. You may cancel at any time from your account dashboard. Cancellations take effect at the end of the current billing period — no partial-period refunds are issued unless required by the Australian Consumer Law.

Prices are in Australian Dollars (AUD) and include GST where applicable. We reserve the right to change pricing with 30 days notice to active subscribers.

We collect only the information required to operate the Platform: your email address, subscription status, and usage data (reports run, features accessed). We do not sell your personal data. We use Supabase for authentication and data storage, and Stripe for payment processing — both are compliant with applicable data protection standards.

By creating an account you consent to receiving transactional emails (account confirmations, billing receipts). You can opt out of marketing communications at any time. Full privacy details are available on request at privacy@estait.com.au.

These terms are governed by the laws of New South Wales, Australia. Any disputes arising from use of this Platform will be subject to the exclusive jurisdiction of the courts of New South Wales.
